When you’re investing in real estate, it REALLY saves a small fortune being your own agent.
I learned this pretty quickly when I decided to sell our home in Los Angeles myself. While it was A LOT of extra work…and a very tedious, exhaustive process. My husband and I rolled up our sleeves and diligently got to work. We were shooting to get our already beautiful home ready for sale in about a month by getting as much as possible done ourselves, then lining up the right people to execute everything.
Even though we had a zillion other things going on (i.e. planning the logistics of a cross-country move for 9 of us + my business, getting our Kindergartener transferred into a new school, squeezing in a much needed surgery so I could breathe better, and trying to figure out how to pay for everything)…we just did what we knew best: WORK WORK WORK.
We then set deadlines for ourselves. Our internal goal was the take 3 weeks to make the home shine, sell it within a week after that (so a month to do the impossible), and then close on the sale within 6 weeks after that. Yes, we knew this was a bit ridiculous…but I just KNEW we had it in us to accomplish it.
Thankfully my husband found a local company who would take care of the legal end of the home sale for a 1.5% cut of the deal. Worked our asses off at superhuman levels beautifying our home to be absolutely stunning…and sold the home in 3 hours. It took about a week to iron out the final details, and 21 days to close. It was a truly surreal experience. With our first attempt at this…I’d say we had developed a knack for it.
Let me tell you, saving 4.5% on a $720,000 home sale by selling the home myself was extremely pleasant.
